A pre-inspection affects the 'product' segment of the home sale. Its an outstanding differentiator between your home, the product, and the other homes on the market, the competition.
Buyers approach buying a home with a mix of excitement and terror. Every buyer is afraid of buying 'the money pit' as shown the Tom Hank's movie of the same name or as described in neighborhood backyard BBQs the world over. A pre-inspection report helps reduce the buyer's fear of making a mistake or falling into the money pit.
Providing a pre-inspection not only makes the home more marketable and appealing, but it can make the difference between a buyer choosing your house versus another house. A pre-inspection can alleviate some of the trepidation regarding the transaction from the buyer - making it easier for them to go forward with the purchase of your home instead of the other guy's. That's the goal right? Selling the house? So why not use the best available means to achieve a sale.
Get the house pre-inspected, already.
The trend is picking up as far as sales volume. Credit is getting slighly easier to obtain although it will not return, at least anytime soon, to the easy credit access of 2003-2005. Those days are long gone.
Buyers are very interested in the $8,000 tax credit which is spurring interest in the market.
In General, interest rates are at or near generational lows, assuming you have good credit. Now is a great time to buy, while activity is starting up and there is time to get your low low low interest rate locked in.
